Asset Management Senior Associate (Full time)

JOB DUTIES:
The Asset Management Senior Associate develops data analytics applications to transform real estate and financial data into usable analytical insights that inform portfolio strategy, asset valuation, and investment decisions. The Asset Management Senior Associate will be primarily focused on the following duties:

Develop, maintain, and optimize predictive and statistical models for active lease-up and stabilized assets, incorporating assumptions and structured data related to rents, absorption, construction timelines, operating expenses, and sale values, performing sensitivity analyses to evaluate impact of changes in Net Operating Income (NOI), capitalization rates, and other real-estate-focused variables. (Approximately 10% of time).

Conduct underwriting, valuation and investment analysis of real estate portfolio datasets to evaluate asset-level performance, identify patterns and generate data-based insights that inform strategies to acquire, divest or hold assets, including evaluating Internal Rate of Return (IRR), Yield on Cost, and Loan-to-Cost (LTC) metrics across the portfolio. (Approximately 10% of time).

Perform residential real estate market data statistical analysis, predictive modeling and comparable property studies, including evaluation of absorption rates, rent trends, concessions, and competitive positioning for residential real estate assets across multiple markets. (Approximately 10% of time).

Assist IT Team in architecting and maintaining data pipelines using SQL and Python-based ETL workflows, ensuring integration between property management, accounting, and financial systems to improve data accuracy and timeliness for calculation and tracking of, key business metrics across multiple scenarios. (Approximately 10% of time).

Design automated dashboards and recurring residential real estate asset management performance reports using PowerBI to monitor and correlate key portfolio indicators (e.g., NOI, occupancy, delinquency, leasing velocity, etc.) for business analysis and investor and executive presentations. (Approximately 10% of time).

Design and implement statistical and machine learning methodologies for benchmarking operational efficiency and investment returns using statistical and predictive modeling, including analysis of cost of capital, capitalization rates, and sensitivity analyses to optimize portfolio performance. (Approximately 10% of time).

Partner with property management, construction, and finance teams to interpret analytical results and align data-driven insights with asset operations and investment objectives. (Approximately 10% of time).

Lead real estate asset reviews and portfolio strategy for real estate assets across multiple states, presenting performance data-based insights and forecasts to C-level management. (Approximately 10% of time).

Support forecasting and scenario modeling for annual budget, operating proformas, and business plan development for properties in lease-up and stabilization using data-driven projections. (Approximately 10% of time).

Develop and train internal users on business intelligence tools, including Power BI, SQL-based data systems, and Excel models. (Approximately 5% of time).

Conduct variance analysis comparing projected vs. actual financial results of each project under management. (Approximately 5% of time).

No travel is required.

JOB REQUIREMENTS:
Master’s degree in Business Analytics, Data Science, Finance or a closely related field and 12 months (1 year) of experience in any positions in which required experiences were gained. Required:

1 year of experience conducting quantitative real-estate data analysis focused on metrics including Net Operating Income (NOI), Internal Rate of Return (IRR), Loan-to-Cost (LTC), Yield on Cost, cost of capital, and capitalization rates, including performing sensitivity analyses to evaluate the impact of changes in these variables on asset and portfolio performance.

Experience presenting data analyses to multi-functional teams composed of non-finance professionals.

Experience architecting and maintaining data pipelines using Structured Query Language (SQL) and Python-based Extract, Transform, and Load (ETL) workflows to integrate datasets from at least two enterprise systems (such as accounting, property management, or financial reporting platforms) for analysis or reporting purposes.

Experience building and automating business-intelligence dashboards and performance reports using Power BI or comparable tools to monitor and visualize real estate portfolio indicators, including occupancy, delinquency, leasing velocity, and operating expenses

Experience conducting statistical analysis and predictive modeling of real estate market datasets to assess absorption rates, rent trends, concessions, and competitive positioning.
